Water, and its availability is a feature

The farm is subdivided into 12 paddocks with lane ways from each to the cattle yards.
All fences are in reasonable to good condition with the boundary being 4 strand barb wire. Some paddocks are reinforced with electric fencing.
Cattle yards are timber (as pictured behind) with steel crush, calf crush and loading ramp.

The cattle are easily worked and managed with the lanes and subdivision layout.

Water is a feature of this property with town water, dams and a large billabong as seen in the picture below.

All paddocks have ample water supplied by troughs or dams making "Early Up" drought resistant.

"Early Up" has a large carrying capacity with ample room for improvement.
As the current owners have only ever managed their property to suit their lifestyle and ability which has now brought about retirement and the reluctant sale or the farm.

Some paddocks have been pasture improved (25% aprox.) with the addition of vigorous grass species (sateria) and legumes (white clover).
On average the super phosphate levels are moderate to low.

Soil Ph. levels range from 6.5 to 4.3. The lower areas consist of rich alluvial soil which is ideal for forage crops or strip grazing.
This property would lend itself to improvement with good pasture management strategies including a regular fertilizer program combined with the introduction of persistent pasture species of grasses and legumes.
The carrying capacity could be quite heavy without any detrimental effect to the long term productivity of the farm or the environment.

Being a farm that was run as a dairy some 16 years ago the dairy bails remain and recently a large workshop/machinery shed has been attached to it.
The farm is still basically layed out to suit the dairy which is ideal for cell management of beef or stud cattle.
